General Summary:

Provide support to the counsel on a variety of real estate matters with limited attorney supervision. Embraces Family Dollar's store-centric commitment to customers, customer service and sales. Principal Duties & Responsibilities:

  • Perform real estate due diligence reviews. This includes: (1) detailed reviews of ALTA surveys, subdivision and recombination plats, title commitments and title documents, and Phase 1 and Phase 2 environmental reports; (2) coordinating with the attorney, landlord, developer and/or service provider to resolve issues so that the due diligence items meet Family Dollar's criteria; and (3) drafting objection letters for attorney review.
  • Organize and facilitate, with limited attorney guidance, all aspects of real estate closings. Coordinate wire transfers and funding with accounting department and escrow agents. Distribute purchase notifications to all Family Dollar team members/departments involved in and affected by the project.
  • Organize closing binders for real estate purchase transactions and follow-up on post-closing items including tracking and retrieving outstanding title policies, recorded documents and other closing binder items.
  • Prepare initial drafts of real estate related documents, including purchase contracts, fee development agreements, amendments, easements, closing documents, and other documents using existing templates. This includes: (1) reviewing and assimilating site information; (2) determining relevant legal issues and facts; and (3) coordinating the preparation of document exhibits.
  • Work with supervising attorney on sale/leaseback transactions including: participate in conference calls with buyers, due diligence providers and outside counsel; perform real estate due diligence reviews; perform research projects relating to title, survey and zoning issues; coordinate execution and notarization of high volume of documents under strict time constraint deadlines.
  • Provide updates and reports on current projects works in progress to REMs, Family Dollar Counsel, Director of Real Estate, and Lease Administration attendees.
  • Assists attorney in Foreclosure/ Bankruptcy research, notifications and correspondence.
  • Other job-related duties as assigned.

Minimum Requirements:

Four-year college degree, paralegal certificate or equivalent experience required.

5 - 10 years of real estate or other equivalent experience.

Proven track record in priority setting and managing multiple tasks with limited attorney supervision.

High attention to detail, strong work ethic and the ability to work in a fast paced environment.

Computer Skills:

Intermediate MS Word, PowerPoint and Excel skills.

Familiarity with Tymetrix 360 or other data management and billing systems is a plus.
