Our Client is a highly respected and well known Asset Firm in St. Petersburg, FL.

Job Summary:

The role of Title Specialist is responsible for the review and clearing of all title and deed issues in relation to all properties including REO. This includes but is not limited to working with appropriate vendors, agencies, clients, and FC attorneys in clearing liens, confirming and facilitating FC deed recordings, and curing vesting issues. This position reports to the REO

Manager.

 

Job Duties:

  • Order preliminary title report from approved Title Company.
  • Identify and review issues on the preliminary title report and work with appropriate vendor, FC attorney, and/or client to resolve issues. These include correcting seller vesting, addressing taxes due, any deed issues, prior liens, IRS tax lien issues, judgments, and any other items that may affect closing.
  • Confirm revised title is ordered by the closing company when the asset is under contract.
  • Research title issues as needed using online/offline information. Including researching deed issues, delinquent taxes, tax sales, code violations, and other title issues as needed.
  • Prepare and maintain reports of assets with title issues noting what the issues are, who and how issues are to be resolved and estimated time for resolution.
  • Conduct and participate in client/vendor meetings concerning assets that are under contract and have title issues.
  • Receive & file recorded deeds.
  • Review, QC, and revise non-REO title initial analysis data for accuracy.
  • Demonstrate an ability to work proactively to resolve issues to satisfy client requests.
  • Ensure that all tasks in CAM are regularly updated with professional comments and contact accurate information/statuses.
  • Assist with the clearing of title on large loan pools for the purposes of resale/securitization.
  • Notify management of issues which cannot be resolved within the time/scope of the client’s request.
  • Negotiate unpaid liens and arrange for the payoff/release of said liens.
  • Escalate and follow up on issues needing immediate attention.
  • Confirm deed recorded in buyer’s name post-closing.
  • Assist with special projects.
  • Must read, be familiar, and be compliant with Meridian’s Information Security Manual, as well as additional e-mails, policies, procedures and directives that comprise the overall Information Security policies as they are distributed.

 

Education, Experience & Knowledge:

 

Education:

  • Associates or 2 Year college degree in a related field required. In some cases, substantial, relevant experience may be substituted for this qualification.

 

Experience & Knowledge:

  • Some experience in Real Estate appraising, real estate sales, mortgages or class work in the real estate field preferred.

  • Attention to detail in the review and data entry of information from documents.
  • Attention to detail resulting in accurate, clear and professionally formatted reports and/or correspondence for both internal and external clients.

  • Ability to compose professional correspondence independently for internal or external clients.
  • Superior verbal communication skills for client facing interactions.

 

Computer Skills:

  • Ability to conduct web-based research finding sites and information independently.
  • Proficient in Microsoft Office including the basic functionality of Excel, Word and Outlook.

 

Confidentiality:

  • Exercises good judgement with access to confidential borrower data (SSN).
  • Exercises good judgement with access to confidential internal financial data.

 

Customer Service:

  • Demonstrated customer service and interpersonal skills required for internal and external clients.

 

Independent Contributor:

  • Makes some independent task level or loan level decisions after research and within delegated authority levels.
  • Completes tasks as assigned and directed by supervisor
  • Ability to take high level direction, formulate a plan to achieve the goals and execute the plan.
  • Self-motivated with the Initiative to research, question, and apply information.
  • Independently organizes, tracks and prioritizes assigned work including managing internal and external requests effectively and within acceptable timelines.

Work Environment:

  • Ability to work overtime including weekends as necessary in order to support and fulfill client timeline requirements.
  • Some travel may be required.
  • Able to work under pressure in a fast moving, deadline driven environment.
