As a member of the Office of Housing Services, the Plant Superintendent will be responsible for management and execution of all mechanical staff activities related to the overall processes/procedures associated with the physical plant of the residential properties including but not limited to: oversight, training, support and leadership for skilled trades support staff, computerized work order system, key control and energy management systems, routine, preventive and unscheduled/emergency maintenance, management/execution of Safety and other regulatory requirements and project and contract management through internal and external personnel.

The Plant Superintendent must be familiar with all building systems including vertical transportation, environments, HVAC, electrical, life safety and plumbing systems as well as internal emergency power systems that support administrative, classroom, and residential paces.

The Plant Superintendent directs a multi-shift union work force in the day-to-day maintenance, repairs and preventive maintenance operations for mechanical, electrical and plumbing systems within Columbia University Medical Center Housing portfolio. Along with managing with the day staff, the incumbent will be responsible for assigning and following up on the evening shift work. The incumbent will be specifically responsible for field supervision and training the work force and provides supervision for outside services or maintenance contracts as assigned.

The Plant Superintendent will be responsible for the training and supervision of the plant maintenance mechanic staff; will have an integral role in the emergency response team and the safety committee.

The Plant Superintendent has working knowledge of repairs and preventive maintenance on pumps, conveying systems, piping, heat exchangers, power transmissions, and other mechanical equipment. Repairs and preventive maintenance to be performed in conformance with established standards. Assist in formulating preventive maintenance standards, work procedures while performing those duties and provide work order feedback on discrepancies noted in service delivery.

Performs other duties as assigned. Minimum Qualifications for Grade

Applicant MUST meet these minimum qualifications to be considered an applicant Requires a bachelor degree or equivalent in education and experience, plus four years of related experience. Additional Position-Specific Minimum Qualifications

Applicant MUST meet these minimum qualifications to be considered an applicant ? Must have strong working knowledge of central plant systems, (HVAC, Mechanical, Plumbing and Electrical).

? Demonstrated abilities and knowledge regarding a high level of independence and collaboration in the performance of responsibilities.

? Supervisory experience necessary.

? Licensed in Refrigeration, Fire Safety Director.

? Strong analytical and reasoning skills are required

? Strong communication and interpersonal skills.

? Above average understanding and skills related to PC-based hardware and software related to facilities management is essential - Microsoft Office, work order, energy management software, building management systems, etc. Special Instructions Preferred Qualifications ? Licensed in Low Pressure Boilers preferred.

? Knowledgeable of Fire Suppression Systems.

? A working knowledge of construction, architectural and engineering plans and specifications and building, fire, safety and environmental codes preferred.

? Completion of technical or training programs is preferred, but not required. Essential Functions The Plant Superintendents responsibilities will include, but are not limited to:

? Supervising employees in the installation, code compliance, maintenance and repair of systems.

? Directing the work force to achieve the goals of the department.

? Providing supervision for outside services or maintenance contracts as assigned.

? Performing diagnostic evaluations of systems and makes recommendations regarding improvements.

? Overseeing HVAC equipment such as chillers, boilers, air handling units, BMS, pumps, heat exchangers, air conditioning and air compressors.

? Emergency Power distribution such as generators, transfer switches and load shedding.

? Supervises project management work in accordance with specifications and standards (both in-house services and contract services).

? Works with other Facilities Management staff members of the Facilities Engineering staff and outside contractors to ensure the most effective and efficient us of allocated manpower.

? Developing and implementing preventive maintenance procedures and schedules for all related mechanical equipment.

? Maintaining records of departmental activities using the computerized work order system and prepare all operational draft reports for review by the Assistant Director of Housing Facilities Operations.

? Maintaining logs and records prepared by the second and third shift mechanics and engineering staff, and reports all abnormal incidents the Assistant Director of Housing Facilities Operations.
