Job Summary
We have an immediate opening for a full-time Maintenance Manager. You'll work Monday through Friday from 8:00 to 5:00 pm. Our starting pay varies by geographic location and considers the size of the property, work experience and skills.
The Maintenance Manager is responsible to ensure the physical aspects of the buildings, apartments, amenities, grounds, and common areas of the property meet standards for cleanliness, appearance, safety, functionality and resident appeal. The Maintenance Manager is also responsible for staffing, prioritizing, delegating and instructing subordinates and for the administrative and budgetary functions of the department including negotiating vendor contracts and hiring personnel.
Essential Duties
- Proactively identify buildings, grounds, and other community features for safety and curb appeal and oversee and/or participate in all maintenance and repair of equipment, apartments, property grounds, building interiors and exteriors within the areas of HVAC, electrical, plumbing, carpentry and appliance repair
- Troubleshoot problems, take appropriate action to repair and/or restore service within quality, budgetary and time standards
- Ensure vacant apartment homes are made ready for lease within established time frames and budget
- Track and/or log operational standards such as, appliance lifespan, preventative maintenance intervals, Freon, snow, and mold logs, tracking work progress for market ready apartment homes and service requests
Requirements
- High School diploma or equivalent or general education degree (GED)
- Five to Seven years related experience in multi-family residential communities; or equivalent combination of education and experience
- Knowledge of general maintenance and electrical and plumbing maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Provide understandable written and oral instructions
- Proficient customer service and interpersonal communication skills for effective interaction with residents, clients, team members, and other business contacts
- Well-organized, detailed oriented, efficient with ability to prioritize
- Read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
- Knowledge of Federal, State, Local safety codes, laws as they pertain to maintenance field, including OSHA compliance and reporting
- Basic computer and Internet knowledge related to position requirements
- Ability to meet deadlines, which may include late hours and weekends as required
Physical Demands/Work Environment
Work is performed outside in all types of weather and temperatures with occasional indoor work and involves moderate exposure to hazards or physical risks with exposure to paint fumes, solvents, adhesives, etc.
Must be able to move, carry, reposition, or lift items weighing up to 50 pounds
Frequent need to be on feet, climb stairs and to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to climb ladders and navigate difficult terrain and elevation changes while maintaining balance
