MAINTENANCE SUPERVISOR

MAINTENANCE SUPERVISOR   Pedcor Homes Corporation has an opening for a Full-time Maintenance Supervisor. Supervisor  is responsible for organizing, directing and managing the overall maintenance program for the property, implementing and supervising the on-going preventative maintenance program and training and developing subordinates.  The supervisor needs to ensure preventative maintenance schedules are followed and maintain proper levels of inventory with manager's approval. The supervisor should coordinate daily activities giving progress updates, communicate frequently with office staff on daily activities and perform any tasks within the maintenance department. The supervisor also needs to ensure grounds are policed at least first thing every morning. MAINTENANCE SUPERVISOR:  Should have above average oral communication skills.   Basic hand tools and HVAC certification are minimum requirements. A proven track record in hands-on apartment maintenance skills including electrical, plumbing, painting and cleaning but not limited to these duties. The maintenance supervisor should be self motivated, be able to direct and motivate others, able to complete assigned tasks with little or no supervision. Must be able to negotiate contracts with vendors. Must be available to work weekends and the ability to be on call.    Requirements  HVAC, electrical, appliance repair,  plumbing, dry wall repair,  painting, carpentry repair, pool maintenance, carpet cleaning, debris removal, maintenance landscaping and general maintenanceObtain knowledge of power, water and gas shut offs and sewer clean out trapsHVAC certification preferredAble to be on call, nights and weekends rotationAble to carry on-call pager and respond to emergencies immediatelyMonday-Friday 8 AM to 5 PMHandle routine work orders within a maximum 3 day turnaroundEmergency work orders handled immediatelyThoroughly clean apartments for turnaround and assist in make readiesHelp maintain lawns and planting areas daily to achieve the best curb appeal for propertyAble to walk, bend, stoop and pick up a minimum of 45 pounds alone and more with assistance Pedcor Homes Corporation offers a competitive salary with a benefits package, including health, dental, vision, 401K, paid time off and paid holidays.   EOE Indy Star.
