Position Summary:
The Construction Cost Estimator projects and controls construction costs by collecting and studying information; controlling construction cost functions related to: Prototype Development, New Stores, Remodels, CAPEX Projects, Non-Retail/Corp Facilities, and other special duties as assigned.

Major Duties and Responsibilities

Leadership:
• Develop and maintain effective cross-functional working relationships with internal & external clients/partners.
• Prepares bids and cost estimates that address every part of a building project and relays to internal partners.

Program & Processes:
• Ability to independently provide budgets for retail and non-retail/corp facility projects. Includes refining and further developing design concepts started by others.
• Consult with industry experts to discuss estimates and resolve issues.
• Identify and quantify cost factors, such as production time and materials, equipment and labor expense.
• Consults with internal partners, Real Estate, Store Planning, and Construction to produce accurate specific budgets.
• Recap and analyze proposed vs actual budgets and create data base for future consideration.

Project Administration:
• Makes sure that all cost estimates submitted by a contractor are as accurate as possible.
• Maintains constant contact with project managers and engineers to estimate the duration of a project.
• Estimates costs of inclement weather and unforeseen events.
• Develop and maintain KPIs (Key Performance Indicators), and deliver year/year performance improvement.
• Ensure clear and timely communication with internal and external clients/partners regarding document review, coordination issues, RFIs, ASRs, etc.

Projects Analysis & Improvement:
• Consults with experts to get advice on difficult cost estimations.
• Evaluates the cost effectiveness of a product’s use and makes changes.
• Review contractor, PM questions and submittals to ensure compliance with design intent and design solutions.
• Tracks all costs from the inception of the building project to its conclusion

Scope and Impact:

Primary internal cross-functions with: Real Estate, Legal, Facilities, Finance, Stores, Store Operations, Loss Prevention, , IT, Construction, Store Planning, Fixture/Graphics, Procurement, Merchandise Presentation, and PIC.

Primary external cross-functions with: Landlords, General Contractors, Building Departments, Design Review Boards, other AHJs, Innovation/Design Consultants, Architectural Consultants, and Engineering Consultants.

Responsible for delivering “brand right” budget estimates within the context of a “value driven” organization on-time and on-budget.


Education and Qualifications:

Education: Bachelor’s degree in Architecture, Engineering or Construction Management.

Licenses/Certification/Registration: Certified Cost Consultant or CCC credentials preferred

Experience: 5 to 8 years of relevant experience

Skills and Abilities:
• Must have strong math and science skills.
• Must be detail oriented.
• Excellent analytical and critical thinking skills.
• Knowledge of how to read and comprehend blueprints.
• Knowledge of local codes that would affect project estimation.
• Knowledge of the complex workings of plumbing, electrical, ventilation, heating and air conditioning systems.
• Good interpersonal skills.
• Excellent written and verbal communication skills.
• Must be able to work effectively as a member of a team.
• Must have strong computer skills, especially knowledge of spread sheets.
• Knowledge of how to use file transfer programs to send large drawing files to contractors.
• Knowledge of how to use complex project management software and construction scheduling software.
