Job DescriptionDuties and Responsibilities: RESPONSIBILITY LEVEL: Under specific direction, performs service in a specialized building system area such as plumbing, mechanical, electrical / electronic, hydraulics, carpentry, painting, HVAC, machine servicing, etc. PRINCIPLE DUTIES: 1. Performs service work in a specialized building system area such as plumbing, mechanical, electrical / electronic, hydraulics, carpentry, painting, machine servicing, etc. 2. Selects and lays out required materials per work orders or verbal instructions. 3. Sets up and operates tools and machines incidental to operations. 4. May be required to assist with requisitioning new supplies and equipment. 5. Performs all work in accordance with established safety procedures. 6. Complies with all company policies and procedures and adhere to company standards. 7. Perform other duties as required. 8 . Perform basic preventive maintenance mechanical equipment. - Clean Condenser coilsChange air filtersLubricate bearings Install and replace lighting such as bulbs, fixtures, ballast and LED drivers Troubleshooting and replacement of all parts that make up a flushometers, water closets, and tanked toilets, Installation of electronic faucets and auto flushesClearing of clogs and restrictions in piping using snakes and augers Daily operation of energy management systems Basic knowledge of multimeter Use of a pressure washer to clean and maintain the outside of facilitiesRequirementsQualifications1. Completion of a two-year technical degree or equivalent, or a minimum of two years' experience as an O&M Specialist I (or equivalent experience in building facilities operations and maintenance). 2. Requires knowledge of trade fundamentals sufficient to perform specialized service and repair work.3. Requires ability to work from drawings, diagrams, sketches and verbal instructions.4. Good written and verbal communication skills.5. Exhibit and maintain high degree of professionalism 6. Excellent follow through and time management skills.7. Excellent attention to detail.8. Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 40 lbs., etc. 9. Must be able to work varying shifts, weekends and holidays as needed. Must be able to work overtime as needed. 10. Required to use a variety of hand and power tools or forklift. 11. May be required to possess a valid driver-s license. 12.
