Reports To: SERVICE MANAGER

The purpose of this job description is to communicate the responsibilities and duties associated with the position of SERVICE TECHNICIAN. While the following information should be considered a comprehensive description of this position, it should also be noted that some responsibilities and duties may not be specifically addressed. JOB SUMMARY

The Service Technician has the primary role to work with the Service Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Service Technician will carry out assigned duties in a safe manner and other duties as requested by the Service Manager. In the absence of the Service Manager, the Service Technician will receive direction from the Property Manager and assume all non?budget related maintenance responsibilities.

DUTIES AND RESPONSIBILITIES

Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing laws, and all other laws pertaining to multifamily housing.

Preventive Maintenance/Safety

  • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals flammables, Caustics and Freon.
  • Must have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall repair and carpentry.
  • Must be aware of the condition of the apartment property throughout the community and immediately reports and initiates action to correct unsafe conditions; g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.
  • Performs routine preventive maintenance and processes work orders on all company buildings and equipment as directed by Service Manager and Property Inspects and maintains all tools in excellent condition.
  • Performs work area clean?up and safety related duties
  • Ensures that storage areas remain locked when not in use.

General

  • Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis:
  • Electrical and plumbing
  • A/C and heating systems (excluding replacement of condensing units).
  • Water heaters (excluding replacement)
  • Appliances (when applicable)
  • Water irrigation systems
  • Stairs, gates, fences, patios, railings
  • Tile, carpet, flooring.
  • Roofing, gutters, fasteners
  • Interior/exterior lights
  • Fireplaces, ceiling fans
  • Gas fixtures and appliances (where applicable).
  • Shutters, doors, cabinets, windows, sliding glass doors
  • Boiler, gas and electric
  • Door locks, O. boxes and locks.
  • Security systems (where applicable).
  • Ceiling leaks and mold remediation
  • Pool areas, tile hot tub/spa, pool furniture
  • Inspects and performs all needed make?ready repairs and Ensures that quality standards are met prior to resident occupancy.
  • Performs all work with the residents’ satisfaction in mind, with a goal to ensure scores on resident satisfaction surveys above the industry index on move-ins, work orders, and pre-renewal surveys.
  • Reports all major repairs and need requisitions to Service Manager and Property Manager
  • Changes locks and make keys, as requested.
  • Cleans dumpster area, breeze?ways, and building exteriors, as requested.
  • Maintains on?call report and log of service calls
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Manager of shortages
  • Assists in keeping grounds neat and free of Rakes, sweeps, shovels as circumstances warrant.
  • Promotes You Matter culture of the company, ensuring that all personnel are aware of the importance of extending this philosophy to each other, the vendors and the residents.
  • Becomes familiar with the company’s strategic goals each year, striving to accomplish the goals at the site level.
  • Strives for superior customer service in all areas, including customer service within the company as well as outside the company with residents and vendors.
  • Performs any additional duties assigned by Service Manager and Property

QUALIFICATIONS

  • Position requires a minimum score of 70% on the maintenance technician test
  • Position requires at least 2 years’ experience in apartment maintenance
  • Position requires minimum Type II EPA certification

Equipment Requirement: Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other personal protective equipment as tasks dictate.

 

Work Hours: Minimum of 40 hours per week. Weekends as circumstances warrant; on?call on a rotating basis and for emergencies .

DRIVING/TRAVELING REQUIREMENTS

  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from Rotation "on call" status may occasionally require expedient travel to assigned property at moment's notice. Pick up and deliveries to the corporate office.
  • Must have valid driver's license and automobile insurance coverage

SAFETY RESPONSIBILITIES

  • Learns and complies with all company safety rules
  • Uses appropriate safety equipment at all times
  • Immediately reports all unsafe conditions to Service Managers
  • Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties
  • Must check with Service Manager if there is a question as to the safe procedure to be used for any job function
  • Takes the monthly safety course as assigned.
