JOB DESCRIPTION:

Reporting to the AVP of Facilities Management, the Sr. Director, Maintenance Control & Facilities Operations leads a department that includes zone maintenance units, paint shop, staging, and the work management center (maintenance control). The team supports the maintenance needs of University operations on the Atlanta, Oxford, and Grady Campuses. Spaces maintained include classrooms, administrative buildings, residential facilities, laboratory and research buildings, and recreational facilities that consist of over 13 million square feet of space on 1,100 acres (across multiple campuses).

The purpose of this position is to provide leadership and direction for a team of professionals engaged in providing a full range of facilities maintenance and operation services including;

* work reception

* planning and estimating

* work scheduling and service delivery

* customer relations

* project / liaison

This position also has responsibility for:

* Oversight, execution, and performance of the campus-wide maintenance service contracts such as; elevator maintenance service contract, emergency generator and auto transfer switch service contracts, grease trap maintenance contract, fire alarm panel and fire pump & extinguisher service contracts, etc.

* Providing 24/7, after hours, and weekend emergency maintenance response in close coordination with Emory Public Safety Department (EPD) when required.

* Serves a vital role for providing critical infrastructure information and coordinating appropriate emergency response for the active scenario when Critical Emergency Preparedness and Response (CEPAR) is activated,

* Provides leadership and direction for operations, maintenance, safety, environmental and customer relations issues.

* Provides direction and guidance to Maintenance Control relating to the overall operation of the workflow process dealing with the receipt, screening, prioritization, disposition, and tracking of work orders from the customer in cooperation and coordination with the other departments and shops within Facilities Management and Campus Services.

* Vested with overall responsibility, authority, and accountability, and application, to include work flow process and business rules, of the Campus.

* Services computerized maintenance management software (AiM) for all internal and external users.

* Provides continuity of policy and procedures and ensures effective cross functional coordination across all business lines of Facilities Management and Campus Services.

* Determines when contract services are needed to support mission objectives and participates in the selection of vendors.

* Forecasts staffing, equipment and resource needs.

* Ensures adherence to all applicable building and life safety codes and regulations regarding hazardous chemicals and power equipment.

* Plans, administers and monitors the department's capital equipment, operations and personnel budgets.

* Provides prioritized input to the Major Maintenance & Repair Program.

* Develops short and long-term organizational goals in support the Campus Service and Emory mission.

* Hires, trains, supervises, and evaluates staff.

* Coordinates with the Director of Exterior Services, Sr. Director of Energy and Utilities, and the Director of Building and Residential Services where cross functional requirements impact one another.

* Conducts routine customer stakeholder meetings to determine service level performance goals are being met. Performs related responsibilities as required.

MINIMUM QUALIFICATIONS:

* A bachelor's degree in facilities management, engineering, architecture, business administration or a related field, and seven years of experience in facilities management which includes supervisory and budget management experience, OR an equivalent combination of education, training, and experience.

* A thorough knowledge of work order systems, work control methods, and various building system components.

* The ability to read blueprints.

* Thorough knowledge of various computer software applications, input and extraction of data, use of spreadsheet and report writing programs, which includes the ability to produce key performance indicator (KPI) and status reports.

* Must be able to analyze trends, evaluate and interpret results, and prepare reasonable solutions to modify current processes or make recommended changes across all business lines within Facilities Management.

* Capable of articulating thoughts and ideas persuasively and preparing clear and professional oral presentations, written reports and briefings.

* Positions within this classification may require a valid Georgia driver's license and an insurable driving record.
