Title: HOA Maintenance Technician
Reports to: Director of Maintenance
FLSA Status: Non-exempt

Job Summary:
Serve as HOA Maintenance Technician. Assist the Community Association Manager in maintaining the quality of our community and performs other functions as assigned.

Essential Job Functions:

• Dismantle machines or equipment and replace defective parts and motors
• Perform basic preventative maintenance on air conditioning and ventilation equipment
• Patch/replace plaster or plaster board, ceilings and trim of building
• Perform routine plumbing tasks
• Report major equipment failures and unsafe conditions to Director of Maintenance immediately
• Prepare and paint indoor and outdoor surfaces including walls, ceilings, floors and baseboards
• Pressure clean building exteriors, sidewalks; pavers in public area
• Move furniture
• Monitor, handle and install all chemicals for company and assigned customer's pools
• Clean swimming pools
• Repair and refurbish mailboxes
• Install and repair road signs
• Keep equipment in good standing
• Perform minor repairs to company and customer swimming pools
• Submit required and maintenance inventory of pool chemicals, parts, supplies
• Maintain community road clear of deceased animals and debris
• Maintain streetlights in good standing
• Preserve pet waste stations
• Supervise boat storage
• Complete service calls as assigned
• Perform all other duties as assigned

Education, Experience and Skills Required:

• 3 years maintenance experience in an institutional or business setting
• CPO (Certified Pool Operator) designation preferred
• Knowledge of proper swimming pool cleaning methods, maintenance, tools and techniques required
• HVAC knowledge a plus
• Knowledgeable in plumbing systems
• Electrical theory and safety procedure knowledge
• Must have ability to operate golf carts
• Must have a valid Florida driver’s license
• Must have ability to communicate in English effectively

Essential Physical Requirements:

• Must have ability to work in hot, muggy and inclement weather conditions on continuous basis
• This position includes (long periods of) climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling and repetitive motions
• Must be able to lift up to 80 pounds
• Must be able to navigate through rough and uneven terrain
• Must be able to follow written and verbal instructions
Must be physically able to do assigned work as outlined above
