PURPOSE OF THE POSITION: The Real Estate Manager is responsible for helping expand Arby's company market presence within designated market areas (DMAs,) and territories and supporting the overall growth of the brand. Primarily by effectively managing corporate restaurant development projects. In addition, will provide field real estate support to Directors of Real Estate in their franchisee and corporate development function. RESPONSIBILITIES: 1. Assist Directors of Real Estate in site selection of potential locations for company owned and operated restaurant locations and franchise locations. Provide support during site qualification process by visiting potential site locations and working closely with team regarding site analysis, assessment and selection. Additional duties may include completing sales forecasting surveys, creating demographic reports and coordinating pro forma development among finance, real estate & construction. 2. Prepare site packages for CAPCOM review and continuous process improvement for more efficiency in developing and creating CAPCOM packages. Support VPRE and DRE's in presentation of site packages to CAPCOM for approval. 3. For proposed new Company restaurant locations, upon LOI execution, Real Estate Manager becomes accountable and responsible for the management of the due diligence process from deal inception through restaurant open by collaboration with various disciplines. Responsibilities would include but not be limited to: site survey, elevations, site layout, environmental studies, easements, signage drawings, parking requirements, construction budget, proforma analysis consistent with corporate investment metrics and other real estate requirements. These responsibilities may vary depending upon whether project is purchase or lease. During this process would own relationship between Landlord/or owner with Legal Department in finalizing lease documents or purchase agreement. 4. If leased property, the primary goal is successful execution of the lease and identification of deal points that arise during lease negotiation phase that cause delays and acting upon them. The Real Estate Manager is directly accountable for identifying these delays early and acting, or causing to be acted upon, any items that cause lease negotiation or construction start to become delayed. Issues that may cause delay unable to be resolved in an effective and timely manner by the Manager are resolved by involving key partners in reaching the appropriate solution in order to achieve necessary timelines. 5. Accountable for managing new restaurant location real estate issues until lease signed. Once Lease is signed, work with Lease department on an as needed basis to manage Landlord relationship. 6. Manage the preparation and maintenance of reports required to support department requirements 7. Prepare periodic reports for management, as necessary or requested, to track strategic goal accomplishment. 8. Manage and monitor Real Estate processes to ensure deadlines are met in timely manner. Ensure efficient processes are followed for optimum performance for planning and maintaining work systems. EDUCATION QUALIFICATIONS: Required Minimum: BS Degree in business admin or equivalent A Preferred: MBA, Real Estate License EXPERIENCE QUALIFICATION: Required Minimum: o 5+ years' experience in commercial real estate management o Detailed knowledge of commercial real estate principles and practices Preferred: o Direct experience managing Real Estate functions in QSR or Quick Casual franchise concept REQUIRED KNOWLEDGE, SKILLS or ABILITIES: * Strategic and tactical thinking to assist in market growth * Experience in negotiating and real estate contract documentation * Experience in real estate due diligence * Experience in dealing with landlords and property owners * Ability to constantly prioritize activities based on changing needs * Ability to forge high performing working relationships with other disciplines * Required to travel 20% of time PREFERRED KNOWLEDGE, SKILLS, OR ABILITIES: Same as above.
