Job Summary

The Maintenance Technician (MT) is responsible for maintaining the day-to-day operations and the physical asset of all CHD properties under the direction of the Director of Property Management. To maintain the properties, the MT must be able to troubleshoot, diagnose and repair most common issues and restore the affected area back to working order in its original condition. An effective MT also knows when to defer the task to a specialist and often time improve his/her span of knowledge through further education or observation of others.

Reports to

  • Facilities Maintenance Supervisor

     

    AREAS OF RESPONSIBILITY TO INCLUDE (but not limited to):

  • Responsible for the completion of all maintenance service requests as assigned
  • Responsible for closing all completed work orders at the end of each day as assigned Also, follow up and inspect as needed the work order provided to verify its completion.
  • Complete turn-over of vacant apartments within 10 business days from date of move out
  • Knowledge of common maintenance supplies needed at each property to ensure correct order of supplies
  • Maintain, track, and order inventory for cost effective operations
  • Complete and suggest preventative maintenance work
  • Coordinate special projects as directed
  • Assist in monitoring all work being performed by outside contractors.
  • Responsible for 24-hour emergency maintenance service as scheduled.
  • Carry cell phone as required for on-call maintenance
  • Monitor and maintain all building systems as assigned.
  • Responsible for alerting the Onsite Manager and office staff of any unusual occurrence, damage and lease violation that have taken place or that may occur within the unit and on property
  • Complete payroll time sheets and mileage reimbursement and submit to supervisor as

    directed

  • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
  • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
  • Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
  • Follow established company policies and those outlined in the Employee Handbook.
  • This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
  • Special projects and other responsibilities as may be determined.

     

Knowledge, Skills and Abilities

  • Valid Driver's License and insured operable vehicle
  • Dependable transportation and personal tools to complete routine maintenance work orders
  • Basic knowledge in the following trades: plumbing; electrical; architectural; drywall, paint; general building maintenance, etc.
  • 5+ years' experience in facility maintenance or related experience
  • Must be proficient in speaking, reading, and writing English
  • Ability to read & interpret documents & ability to write reports
  • A commitment to excellence in service delivery and facility management.
  • Ability to support CHD's policies and procedures
  • Ability to manage confidential information in an appropriate manner.
  • Ability and willingness to maintain and provide a high level of customer service.
  • Ability to work independently and follow instructions with minimum supervision.
  • High level attention to detail and ability to complete tasks.
  • Ability to work with staff, tenants and community members from diverse backgrounds.
  • Bi-lingual in Spanish a plus.
