Description:

Maintenance directs the upkeep, standards, cleanliness and improvements of the theaters in the area. From both a guest perspective and employee perspective, the building, furnishings and equipment need to meet ‘world class standards.’

Job responsibilities include building maintenance, environmental and safety regulation compliance, grounds maintenance, preventative maintenance programs and general appearance of all areas of the building to ensure brand standards are met. The position has supervisory & budgetary responsibilities in addition to providing “first line of defense” contact information on vendors and personnel to help with ongoing maintenance and emergency response. As energy consumption is a function of both practices within the four walls and also the equipment at hand, the manager analyzes utility bills and energy consumption, taking an active role in improving the costs of these services.

Requirements:

DUTIES / RESPONSIBILITIES:

  • Performs routine safety and equipment inspections, advocating for highest possible standard.
  • Ensures facilities have updated inspections and code related requirements are met (roof inspections, elevators, ansul systems, alarms, fire extinguishers, etc).
  • Maintenance staff also have to ensure cleanliness in the building, working with location management and providing direction and critical eye.
  • Ensures company vehicles are maintained and proper procedures are in place for drivers, PM and usage on record keeping
  • Inspects structure of building and determine if repairs are needed.
  • Oversight and responsibility for direction of renovation projects.
  • Performs facility plant equipment obsolescent planning, budgeting and replacement.
  • Understands annual budget for capex and facility maintenance and manages to those parameters.
  • Supervises procurement, maintenance & upgrades of furniture, utilities, kitchen equipment, security systems and signage.
  • Oversee grounds keeping and CAM, working with landlords as needed.
  • Keeps location management informed of all costs of repairs so that thrack can track expenditures on internal P&L.
  • Transports and disposes of retired office equipment, furniture, kitchen equipment, etc
  • Supervises / hires / trains internal maintenance staff.
  • Evaluates and adjusts energy expenditures, while keeping up with technology improvements and recommending new programs to increase energy use efficiencies. • Advise staff on how to reduce utility bills.

Essential Requirements:
Work is typically performed in the venue. The work involves a majority of standing, bending, stooping, twisting, climbing and some lifting up to 50 lbs or more. Expected work week of 45 hours minimum; higher volume seasons and heavier work weeks are expected.
