Job Description:

Housing Counselors provide guidance to help families and individuals improve their housing conditions and meet the responsibility of homeownership.

The Housing Counselor is responsible for conducting homebuyer education workshops, housing counseling (including pre-purchase, post-purchase, and foreclosure default, etc.), and administrative responsibilities.  This position will work with potential homebuyers and homeowners, in order to help them prepare for the purchase of a home and the subsequent responsibilities inherent to homeownership. In addition, this position will perform a variety of support functions that include data entry, maintaining client files, scheduling appointments, preparing documents, and conducting various training sessions.

Specific Responsibilities:

  • Meet with clients to provide one-on-one counseling and education about their individual financial circumstance.
  • Analyze client's financial status, cash flow, and credit to determine readiness for homeownership or ability to retain their home.
  • Determine client's ability to reach goals for homeownership or home retention by developing and implementing an action plan and timeline to overcome obstacles.
  • Determine eligibility for various lending programs and workout options.
  • Conduct and coordinate homebuyer education workshops for clients.
  • Build relationships with lenders, realtors, and other professionals in the field to develop referral sources.
  • Conduct community outreach in service territory and assist with marketing to promote American Angel Housing Counseling programs and services that fulfill department goals.
  • Provide an outstanding level of customer service to all program participants, real estate professionals, local government and business partners in accordance with the National Industry Standards.
  • Maintain up-to-date information on lending and homebuyer assistance products.
  • Track clients in a timely and accurate way via CounselorMax, Home Counselor Online, SalesForce, or other tracking programs assigned.
  • In accordance with grant requirements, assist with monthly, quarterly and annual reporting to various funders.
  • Assist with establishing and updating processes and procedures for the delivery of counseling services.
  • Review and comply with the terms and requirements of contracts and grant agreements.
  • Take all required courses related to funding requirements for NeighborWorks America, PHFA, HUD, and/or other funders.
  • Attend regular trainings to keep current on industry practices.
  • Must be available to work evening hours and weekends.

 Preferred Experience and Qualifications:

  • Minimum of 2 years of experience working in the financial industry, housing counseling or related field.
  • Possess an Associate's or Bachelor's degree.
  • Knowledge of credit reporting, financial products, lending products and mortgages.
  • Demonstrated ability to effectively serve, support, and build relationships within multicultural communities with low and moderate level incomes in a warm and non-judging manner.
  • Demonstrated project management skills, including managing and prioritizing multiple tasks.
  • Excellent interpersonal skills and the ability to work effectively in both individual and group settings.
  • Ability to perform duties independently and also collaboratively as part of a small staff team.
  • Proven ability to consistently follow policies and procedures, including adherence to standard practices of informed consent, client confidentiality, and mandatory reporting.
  • Demonstrated capacity to respond effectively and compassionately to challenging client interactions, while maintaining clear and consistent professional boundaries.
  • Capacity to adapt amidst agency growth and program development.
  • Strong oral and written communication skills.
  • Must be detail oriented, have great time management and excellent people skills.
  • Experience maintaining timely, consistent and accurate records and data files.
  • Demonstrated understanding of the importance of data collection.
  • Strong knowledge of computer software, including Microsoft Office Suite (Word, Excel, PowerPoint, etc.).
  • Experience with CounselorMax, Home Counselor Online or SalesForce is a plus.
  • Schedule requires working some evening and weekend hours.
  • Current driver's license, with access to own vehicle.
  • Current Housing Counselor or willingness to become certified as a Comprehensive Housing Counselor within 12 months of employment.
  • Current Foreclosure Counselor or willingness to become certified in Foreclosure Counseling within 12 months of employment.
  • Attend meetings and trainings as required.
  • Other duties as assigned.
