Job Description
Responsibilities: The Assistant Property Manager may work on any or all aspects of the daily operations, including scheduling maintenance and renovations, tenant relations, and compliance for annual Section 8 certification and Tax credit certifications.
· Process Annual and Interim Re-certifications
· Process zero income certification
· Prepare and Send HAP voucher
· Compare HAP report to proper reports in Voyager
· Assist property manager with review of month end reports and adhere to daily, weekly, and monthly computer reporting requirements
· Work closely with Property Manager to ensure a swift turnover of vacant units, the application of Fair Housing practices, and compliance with all regulatory agreements including Tax Credit
· Assist in the inspection of apartments (housekeeping, etc.) to ensure that they are maintained according to lease requirements as needed
· Manage and follow HUD, IHDA, NHC Housing Regulations
· Establish and maintain effective communication with HUD, IHDA, NHC and all other Federal, State and Local Officials
· Direct Resident(s) to proper Social Service Agencies
· Attend court hearing for eviction cases
· Assist during Property Manager’s time off by maintaining office policies and procedures
· Work independently and effectively with others including co-workers, tenants, and contractors
Requirements:
· High School Diploma
· Must have at least one (1) year experience working with HUD housing regulations (Section 8, etc.)
· Must have at least one (1) year experience working with IHDA regulations or willingness to obtain required certifications
· Strong Organizational Skills
· Excellent communication skills
· Strong time management skills
· Must be able to handle sensitive documents and files with proper attention to detail
· Required to attend Residential Leasing License Class and Pass Class Exam within 120 days of hire date
· Demonstrated experience with low-income tenant population preferred but not required
· Must be able to operate a variety of office equipment e.g. computer (knowledge of Microsoft Excel); calculator and copy/fax machine
· Must have or obtain a Certified Occupancy Specialist Certification
· Must have or obtain a Tax Credit Specialist Certification
· Must have or able to obtain a HUD WASS ID
· Must have knowledge of Fair Housing Laws and follow company policy
