**Job Title: Regional Property Manager**
**Summary:**
The Regional Property Manager is responsible for the overall management, financial performance, and operational excellence of a portfolio of properties within a designated region. This role involves leading a team of property managers and support staff to ensure that properties are maintained, leased, and operated in accordance with company policies and industry standards.
**Responsibilities:**
1. **Property Operations Management:**
- Supervise and support property managers in day-to-day operations, including leasing, maintenance, and tenant relations.
- Conduct regular property inspections to ensure compliance with safety, maintenance, and aesthetic standards.
- Oversee the implementation of property improvement projects and capital expenditures.
2. **Financial Management:**
- Develop and manage property budgets, ensuring revenue and expense targets are met or exceeded.
- Review financial reports and provide strategic recommendations to optimize property performance.
- Negotiate vendor contracts and monitor service levels to control costs while maintaining quality standards.
3. **Tenant Relations:**
- Foster positive relationships with tenants to enhance satisfaction and retention rates.
- Address tenant concerns and complaints in a timely and professional manner.
- Implement tenant retention initiatives and leasing strategies to minimize vacancies.
4. **Compliance and Risk Management:**
- Ensure properties comply with all applicable laws, regulations, and company policies.
- Mitigate risks related to property liability, insurance, and safety by implementing appropriate measures and protocols.
- Oversee the resolution of legal issues, disputes, and insurance claims as needed.
5. **Team Leadership and Development:**
- Recruit, train, and mentor property management staff to promote professional growth and excellence.
- Conduct performance evaluations and provide ongoing feedback and support to team members.
- Foster a collaborative and inclusive work environment that values diversity and promotes teamwork.
**Qualifications:**
- Bachelor's degree in Business Administration, Real Estate Management, or related field (preferred).
- Proven experience in property management, with at least 5 years in a leadership or supervisory role.
- Strong understanding of property management principles, leasing practices, and financial analysis.
- Excellent communication, negotiation, and interpersonal skills.
- Ability to multitask, prioritize responsibilities, and meet deadlines in a fast-paced environment.
- Proficiency in property management software and Microsoft Office Suite.
**Additional Requirements:**
- Valid driver's license and access to reliable transportation.
- Willingness to travel frequently within the designated region.
- Flexibility to work evenings, weekends, and holidays as needed.
