Job Description
Position Title: Leasing Agent
Location: Watsonville, CA
Job Description: As a Leasing Agent in Watsonville, CA, you will play a pivotal role in the success of our property management team. Your primary responsibility will be to assist prospective tenants through the leasing process and ensure a seamless transition into their new homes. This position requires excellent communication, customer service, and sales skills, as well as a thorough understanding of property management regulations and procedures.
Responsibilities:
Conduct property tours for prospective tenants, showcasing available units and highlighting key features and amenities.
Respond promptly to inquiries from potential tenants, providing accurate information about rental properties, leasing terms, and application processes.
Assist applicants with completing rental applications, collecting necessary documentation, and conducting background and credit checks.
Negotiate lease terms and rental agreements with prospective tenants, ensuring compliance with fair housing laws and company policies.
Coordinate move-in logistics, including scheduling unit inspections, collecting security deposits and first month's rent, and facilitating lease signings.
Maintain accurate records of rental inquiries, property showings, and lease agreements using property management software.
Collaborate with property managers and maintenance staff to address tenant concerns, resolve maintenance issues, and ensure tenant satisfaction.
Conduct market research and analysis to stay informed about local rental trends, competitor pricing, and market demand.
Assist with marketing and advertising efforts to attract prospective tenants, including creating property listings, managing online rental platforms, and organizing open houses and promotional events.
Uphold high standards of professionalism, integrity, and ethical conduct in all interactions with tenants, colleagues, and vendors.
Qualifications:
High school diploma or equivalent; bachelor's degree in business, real estate, or related field preferred.
Prior experience in property management, leasing, or sales preferred.
Excellent communication and interpersonal skills, with the ability to effectively engage with diverse individuals and build rapport.
Strong sales and negotiation abilities, with a proven track record of closing deals and achieving leasing targets.
Familiarity with Fair Housing laws and regulations governing rental properties.
Proficiency in Microsoft Office Suite and property management software (e.g., Yardi, AppFolio).
Ability to work independently and collaboratively in a fast-paced, dynamic environment.
