Position Title: Maintenance Assistant
Department: Maintenance
Reports To: Maintenance Manager
FLSA Designation: Non-Exempt

Results Statement: I am accountable for producing the following results:

Assist in the overall operation of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our facility, and as may be directed by the Maintenance Manager and/or Administrator, to assure that our facility is maintained in a safe, secure, and comfortable manner.

Essential Job Functions
Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
• Upkeep of all lawn care equipment such as mower blade sharpening on a weekly basis.
• Maintaining all fluid levels and lubrication according to manufacturer’s standards.
• Inspect equipment after each use.
• Keep all entryways swept off twice weekly and trash picked up out of the yard on a daily basis.
• Assist Maintenance Manager when needed. (i.e plumbing, electrical, lawn care, wheel chair maintenance, hospital bed maintenance, preventative maintenance check list different, plaster repair, air-conditioning repair, and ice machine repair. The above duties may vary as the need arises.
• Snow removal of the rear entrance and parking lot are to be cleaned first for employees and delivery trucks. All sidewalks and emergency exits should be cleared next. After snow is removed, salt should be spread lightly on sidewalks and exits. All sidewalks at the residential duplexes are to then be cleared by using a snow shovel and snow blower. Sidewalks should then be lightly salted.
• Participate in educational in-service opportunities.
Other duties may be assigned.
Essential Skills & Education
• Must be available to be on-call every other weekend and week nights.
• Must be available to work extended hours, and outside in varying weather conditions.
• Ability to follow written and/or verbal instructions.
• Ability to operate various types of tools and equipment safely and efficiency.
• Effectively handle lifting various objects weighing up to 50lbs.
• Previous maintenance experience preferred.
• Working knowledge of tools, materials, methods, and practices.

Essential Physical Requirements & Work Environment

1. Ability to maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include: Performing physical activities that require considerable use of body strength, sitting, standing, climbing stairs, or walking for extended periods of time; operating tools and equipment; and lifting up to 75 pounds over four feet high.
2. Must have the ability to grip and grasp to operate required equipment to care for residents
3. Must be able to spend time standing and walking on surfaces such as concrete, wood, metal, and sometimes on slippery and wet surfaces.
4. Visual Acuity; ability to see and hear within normal parameters, must use hands and fingers to use keyboard when required by essential functions of position; operate equipment or controls; reach above shoulder heights, below the waist; or lift to perform the essential functions of the job throughout the work day. Proper lifting techniques required.
