Senior Property Manager

BioMed Realty is seeking a Senior Property Manager to lead the daily operations and maintenance of a life science portfolio in the Bay Area. This role involves regular collaboration with BioMed Facilities, Leasing, and Development departments to ensure exceptional experiences at each campus. The ideal candidate will demonstrate strategic decision-making, organization, and the capacity to manage multiple projects in a dynamic setting while fostering strong working relationships. This position directly supervises Assistant Property Manager, Property Coordinator & Senior Administrative Associate.

This position offers a hybrid work model, which includes 4 days in office and 1 day remotely. Hybrid work may be modified based on the needs of the company.

Key Duties and Responsibilities

• Manage the daily operation and maintenance of the physical assets with best-in-class customer service and pride of ownership
• Conduct regular site inspections to assess the property and identify opportunities for improvement
• Act as liaison and facilitator for tenant communications, work requests, maintenance events, shutdowns, and other site related issues
• Oversee the management of tenant work requests utilizing the maintenance management system and follow up with tenants in a timely manner to confirm they have received optimal customer service
• Manage vendor relationships; negotiate contracts that provide quality service at the best value and hold vendors accountable for maintaining high performance standards
• Coach and develop the team supporting the SPM role
• Review, approve and execute contracts with accuracy and efficiency while adhering to BioMed processes
• Update all internal reports; including monthly operating reports, financial reports and ESG initiative reports
• Create operating expense and capital budgets
• Make fiscally responsible decisions and recommendations when assessing the needs of each asset
• Ensure all regulatory compliance requirements specific to each assets jurisdiction are met
• Oversee the coordination of all vendor work and building regulatory testing with tenants
• Enforce building rules, regulations and policies
• Respond to site emergencies and complete incident reports
• Provide support where needed as assigned by supervisor

Job Specifications

• Minimum (8-10) years' experience with multi-sites in commercial real estate management
• Bachelor's Degree, or equivalent work experience required
• Ability to be a team player and excel in cross-functional collaboration
• Strong desire to provide superior customer service and operational excellence
• Ability to problem solve, reason, motivate, organize and train team members
• Ability to demonstrate strong initiative and proactive problem solving abilities
• Proven ability to be organized, detail-oriented, and skilled in prioritizing workload
• Requires strong verbal and written communication skills
• Strong presentation skills are a plus
• Computer literate including intermediate proficiency in Microsoft Word, Excel, PowerPoint and Outlook
• MRI and Building Engines experience a plus

Salary Range: $143,200 - $179,000 per year + bonus + long term incentive + benefits
