Job Description

This is a responsible position accountable to protect, maintain, and enhance the value of multi-family real
estate assets in order to maximize the owner's financial return and for the benefit of the tenants, consumers,
and the community. This is accomplished by direction and coordination of the community’s activities,
leasing, and marketing. 

External Relationships: Frequent contact with tenants, clients, owners, contractors, vendors/suppliers, representatives
of other businesses, and members of the community. Coordinates the end-product of outside contractors and their staff
working on-site.
Internal Relationships: Contact with other internal staff at all levels. The manager must be effective with
a range of staff not under the manager's authority.
Supervisory Responsibilities: This position is not responsible for supervising a staff.
Qualifications: To perform this job successfully, an individual must be able to perform each essential duty

Education and Experience Requirements: High school diploma or equivalent required. Minimum one year
experience in customer service and sales or minimum one year experience in relevant property management positions.
Licenses, Certificates, Registrations: CCRM designation is strongly recommended; Valid driver’s license, good
driving record, and auto insurance are required.
Language: Ability to read and comprehend instructions, correspondence and memos. Ability to write correspondence.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other
employees of the organization.


Mathematical: Ability to add, subtract, multiply, and divide, using whole numbers, common fractions, and decimals.
Ability to calculate figures and amounts such as promotional discounts, balance due, and prepaid.
Reasoning: Ability to apply common sense understanding to carry out written and oral instructions. Ability to deal
with problems and address customer concerns in a calm, professional, and service oriented manner.

Essential Duties include the following but are not limited to the job specifications contained herein. Additional
duties or job functions that can be performed safely may be required as deemed necessary by GSF Properties Inc.
 Working knowledge of computers; must develop a strong knowledge of the onsite software and any other
necessary programs utilized within the company.
 Operating the property within the financial guidelines, i.e., the budget established by the District
Manager/Property Supervisor and Owner.
 Thorough knowledge of the market and the community’s competition.
 Responsible for ensuring a professional appearance and attitude at all times.
 Timely collection, accurate posting, and depositing of rents by specific deadlines as outlined in the Resident
Manager procedural manual. Deliver deposits to corporate office for review, verification, and depositing to
bank.
 Maintain accurate records regarding residents who are late paying rent or are in any other way violating their
agreement. Report this information immediately to Property Supervisor to ensure appropriate steps are taken
to quickly remedy the matter(s).
 Preparation and maintenance of rental agreements, move-in packets, move-out and dispositions of deposit
statements, and tenant ledgers.
 Thorough inspection of recently vacated units for preparation of move-out statements and scheduling of
maintenance to ensure a timely return of the unit to rent ready condition.
 Accurate preparation, tracking and maintenance of work order requests.
 Responsible for generating various reports, including but not limited to the Weekly Vacancy, Delinquency,
Turnover, and Traffic reports. The accuracy and timeliness of these reports are the responsibility of the
Resident Manager.
 Responsible for implementing, designing and maintaining a resident retention program, including a community

newsletter, resident referral program and social activities.
 Responsible for operating within OSHA standards and GSF Properties Inc. safety policies at all times.
 Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the
community.
 Responsible for seeking educational opportunities and self-improvement for personal growth and
development.
 Any other duties the District Manager/Property Supervisor assigns.
Measures of Performance include the following but are not limited to the items contained herein:
Level of client and supervisor's satisfaction. The property performance meets or exceeds its annual financial/operational
goals.
Understanding of all phases of the role of a professional manager. Clear understanding of the financial expectations for
the community and of personal accountabilities.
Completion of timely and accurate reports. These reports should provide the District/ Property Supervisor with a high
quality and thorough understanding of the status of a property.
Creativity and innovation in developing new approaches to enhance the value of a property.
Optimum use of resources, cost-effective methods/procedures and cost-reduction efforts as balanced by activities
related to expanding center revenues.
Dependability and acceptance of increasing responsibility, as measured by either successful management of larger
portfolios or more complex portfolios.
Success at working with a wide range of clients, co-workers, vendors, and tenants. Level of professionalism displayed in
work relationships.
Success at working with minimal management attention and achieving the needed results with ease, speed, and quality.
