Preventative Maintenance Specialist is responsible for performing various maintenance functions that are necessary to maintain the physical condition and enhance the value of the community. They work with the maintenance team and management to ensure the preservation of the assets. They will complete and ensure all preventative maintenance is performed on all units, responsible to communicate and report all data and analysis to their direct report.

Essential Functions

  • Perform tasks associated with electrical plumbing, carpentry, masonry, and painting.

  • Have working knowledge of HVAC systems and all heating systems to complete a thorough inspection to mitigate any potential damage.

  • Complete daily operations and tracking of all unit walks complete daily operations and tracking of all unit walks.

  • Conducts apartment and property inspections schedule and complete quarterly preventative maintenance and unit inspections.

  • Complete visual inspection of bridges fire safety protocol and promote fire safety with residents’ report deficiencies or potential hazards to direct report.

  • Monitor and maintain all building systems as assigned.

  • Assure safety practices are used when which comply with all company, local city, state, and federal guidelines.

  • Foster positive active and collaborative relationship with residents, communities, and associated agencies.

  • Follow bridge policies and procedures and comply with fair housing, state, and federal laws.

  • Regular on time attendance special projects and other responsibilities as assigned.

  • Repair/replace any nonfunctional items as part of the inspections.

Position Qualifications

  • Basic understanding of electrical, plumbing, painting, masonry, and carpentry.

  • Working knowledge of HVAC systems, knowledge of heating, and furnace systems.

  • Follow oral and written instructions.

  • Ability to communicate with residents, coworkers, and management.

  • Ability to climb up to 40 feet.

  • Color vision and the ability to hear.

  • Must have own transportation.

  • Must be able to commute up to 50 miles from home property.

  • High School graduate or equivalent

  • Two years working experience in facility maintenance.

  • Inside and outside in all weather conditions
