Job Description

Malace|HR is seeking a Facility Manager/Lead Engineer in Bowling Green, KY. The Lead Engineer will be responsible for the operational management and effective daily leadership, administration, and working support for the engineering group with the objectives of safely, efficiently, and effectively operating facility equipment and systems in a cost-effective manner. The Lead Engineer must ensure the highest level of professionalism, while meeting the client's needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.


Primary Responsibilities:

  • Oversee and lead the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear lighting and temperature controls systems, light construction (painting, doors, relamping, locks), digital systems (fire alarm, duress, card access, radios, CCTV). Utilize staff and contracting with outside vendors as necessary
  • Supervise, manage, and lead the Maintenance Technician (Handyman) vendors and subcontractors
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures
  • Identify safety hazards within the building and work with the Site Safety team to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training program for Client personnel, vendors and subcontractors.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and the like
  • Responsible for advance training and notification to all facility service contractors in the Client MSA so that they are informed and knowledgeable with respects to the building's functions and the work they are to perform, including an incident contact response list
  • Ensure all critical equipment and events are a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building's critical infrastructure
  • Experience in budget development, coding invoices and maintaining financial controls over areas of responsibility

Additional Responsibilities (Site Specific)

Manage, supervise, coordinate, schedule other off-site facilities management (FM) subcontractors including landscapers, snow removal, pest control, elevators, HVAC services, fire life safety, pest control etc. and direct interface and coordination with security

  • Provide site safety training to all FM subcontractors and staff
  • Light fixture maintenance
  • Patching/painting walls, floors in the offices and production areas as needed
  • Monthly inspections of fire extinguishers
  • Monthly / weekly inspections of emergency eyewash and safety showers
  • Monthly inspections/testing of emergency egress lighting
  • Monthly inspections of first aid boxes on site and replenish as needed
  • Monthly inspection of AED stations
  • Coordinate with outside contractors any small FM related projects under the purview of the JLL MSA such as roofing, paving, electrical, plumbing upgrades to the site
  • General minor plumbing, electrical repairs to the site including toilets, faucets, drain clearing, HVAC, light carpentry, painting, dock equipment etc.
  • Coordinate furniture moves and employee relocation moves within the facility
  • General maintenance to HVAC & Refrigeration equipment including filter changes, belt changes, lubrication, refrigeration charge checks, controls troubleshooting, leak repair and recharging
  • Roof inspections and follow up on repairs
  • Preventive maintenance on dock doors, levelers, locks, and lights
  • Periodic generator testing and refueling at the direction of Customer Management on site
  • Supervision of contractors including but not limited to, janitorial, HVAC, pest control, FLS and security
  • Periodic inspections of the entire facility. Write up work orders as needed. Make recommendations for replacements, repairs, upgrades, and budgeting
  • Provide full documentation of work for audit tracking purposes

Qualifications

  • High School diploma or GED equivalent
  • 10+ years related work experience, including supervisory experience
  • Experience of 5+ years managing a crew
  • 3-5 years critical environment or Plant experience desired.
  • Experience managing major electrical shutdowns desired.
  • Deep understanding of critical power systems including, UPS, PDU, ATS, STS, and generators.
  • Universal CFC certification required
  • Working knowledge of computer applications including Word and Excel
  • Excellent customer service skills mandatory.
  • Demonstrated ability to communicate clearly and professionally.
  • Excellent writing skills required.
  • Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.
  • Successful candidate must be self-motivated who can work independently or on a team.
  • State of Kentucky HVAC License
