JOB STATEMENT

Create, analyze, manage, assist and track multiple key metric project variables from reviewing developments profitability, entitling submitted land development plans and soliciting bids for site work construction.

EXPERIENCE BACKGROUND

Landscape Architect, Civil Engineer/EIT, Surveying, Construction or Project Management.

ESSENTIAL FUNCTIONS

  1. Create Proforma’s for financial analysis.
  2. Create, manage, and track budgets for projects under construction (include Budget to actual variance).
  3. Create and review cost estimates for projects.
  4. Review project proposals for value engineering and cost saving ideas, including retaining walls.
  5. Familiar with minor surveying and instrument implementation for use in residential home stakeout.
  6. Assists with municipal approval process (including agreement review for cost allocations).
  7. Knowledge of residential site development and construction.
  8. Familiar with zoning and Land Development plans and processes.
  9. Knowledge of Stormwater Management/Erosion and Sedimentation control plans/NPDES permits
  10. Organize with Land Development Manager preconstruction meetings for site work.
  11. Accomplishes other tasks as assigned by the Director of Land Development, Executive Vice President and President.

JOB SPECIFICATIONS

  1. 2 or more years’ experience in site construction, land development project management, municipal engineering, surveying or project management.
  2. Knowledge and proficiency in land development site plans and engineering.
  3. Ability to communicate ideas clearly in both written and oral format.
  4. Ability to plan and organize one’s own activities.
  5. Ability to multi-task and meet goals and deadlines in a fast-paced work environment

In addition, in this position, the work environment when not in the office will include seasonable weather conditions which will include wind, rain, heat, cold etc.

The noise level in the work environment is mild to moderate. The primary room environment contains ambient room temperatures and lighting as found in a typical office environment.

DIRECTOR/MANAGER LEADERSHIP REQUIREMENTS

  • Works the required business hours of Monday thru Friday from 8:00 a.m. – 4:30 p.m. unless using PTO. (Sets the example and provides the necessary coverage during work hours). Works a minimum of 40-45 hours per week (Managers)
  • Is approachable and accessible for questions and assistance to others as needed.
  • Interacts professionally with all levels of employees within the organization
  • Continuously reviews processes and procedures and identifies new opportunities to improve processes and procedures. Also involves others from various departments when a change is made so everyone who may be affected by the change has input and knowledge of the change.

  • Responsible for accuracy, review, and approval of timecards.
  • Responsible for being informed of all Company policies and procedures (including safety) and enforces these policies within the department.
  • Responsible for tracking and approval of PTO (Paid time off) policy and insuring department has coverage at all times.
  • Actively participates in meetings sharing pertinent information related to the topic and offers suggestions and solutions.
  • Annually reviews department job descriptions for continued accuracy and works with Human Resources to update them as needed.
  • Participates in interview process, disciplinary measures and dismissals relating to the department.
  • Is responsible for working with Human Resources and the I.T. Department for the orientation of new hires within the department. Will create an on-boarding schedule for the first week identifying specific areas of training that will be covered along with who will do the training, when the training will occur and what will be covered.
  • Develops and executes plans to achieve department/company goals. Works with team to set annual personal goals
  • Assigns tasks so employees know what is required of them (quality, quantity, etc., and establishes deadlines and provides access to any resources needed).
  • Regularly, meets with employees (monthly team or weekly one on one) to discuss overall business context, plans and problems; builds understanding of how their roles connect to the organization’s mission, vision, and core values. Seeks feedback and uses this time to keep team members informed.
  • Provides training to team and coaches employees to increase their effectiveness and helps them to develop strengths within their role.
  • Provides cross training for the department to ensure transfer of knowledge so multiple people within the department can perform the tasks competently
  • Appraises employees at both 90 days of hire and annually per the Landmark performance review program. Is open, honest and provides both positive and developmental input as indicated by the employee’s performance. Appraises how effectively employees use their judgment and discretion in role accountabilities; creates an ongoing dialogue with employees about the employee’s goals.
