  1. POSITION DESCRIPTION SUMMARY

The Maintenance Person is responsible for the physical maintenance and the general repair of the exterior and interior of the buildings, systems and fixtures within the apartment property.

  1. POSITION QUALIFICATIONS

The Maintenance Person must have a general working knowledge of plumbing, electrical, and grounds work.

  1. REPORTING RELATIONSHIP

The Maintenance Person is under the direct supervision of the Site Manager of the apartment property to which assigned, and indirectly under the supervision of the Maintenance Coordinator and the District Manager and Regional Manager.

  1. REQUIREMENTS
    1. EDUCATION
      1. Required: High School Diploma or Equivalent.
      2. Preferred: Trade School and/or military training a plus.
    2. EXPERIENCE
      1. Required: General working knowledge of plumbing, electrical, and grounds work.
      2. Preferred: Six (6) months experience in apartment maintenance.
      3. Required: Must have at least six (6) months of verifiable hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.)
      4. Preferred: One (1) to three (3) years of experience in Maintenance.
    3. LICENSES/CERTIFICATIONS
      1. Preferred: Valid Driver’s License.
    4. SKILLS, KNOWLEDGE and ABILITIES
      1. Required: Must possess the ability to read, write and speak English fluently. Must be able to do simple math calculations.
      2. Preferred: The ability to use a computer is highly preferred.
    5. PHYSICAL

The physical demands described here are representative of those that must be met by the employee to successfully perform the essential functions of this job.

Body Positions: Regularly required sitting, standing and walking.

Body Movements: The employee must have a full range of body movements including the use of hands to fingers, handle or feel objects, peripherals, and bending, reaching and crouching.

Body Senses: He/she must have command of all five senses: sight, hearing, touch, smell, and taste. Specific vision abilities required include close vision, depth perception and the ability to adjust and focus. He must hear and speak well enough to conduct business over the telephone for long periods of time.

Strength: He/she must have ability to lift up to 75 pounds or more on a regular basis.

  1. MENTAL

Must be able to read and write English well enough to read reports communicate effectively with all concerned or related to the business. Must be capable of applying sound business judgement and common sense to all decisions.

  1. WORKING CONDITIONS

This position will be working indoors in a climate controlled, smoke free office environment, as well as outdoors. The scheduled work is during normal business hours and requires eight (8) to ten (10) hour workdays with an occasional weekend work and from time-to-time early or late weekday meetings. There may be frequent travel involved, which will include routine hazards of travel.

  1. AUTHORITY and ACCOUNTABILITY:
    1. Authority: The Maintenance Worker is delegated sufficient authority to carry out the responsibilities and duties of the position. In this regard, the position has the authority to:

Take any reasonable action necessary to carry out the position’s responsibilities, as long as it is consistent with good supervision, cost control and quality achievement.

  1. Accountability: The Maintenance Worker is accountable directly to the Site Manager and indirectly to the Maintenance Coordinator, District Manager and Regional Manager for the efficient accomplishment of all responsibilities assigned and agreed to:
  • Properties are in good condition with an attractive outside appearance;
  • Rental Units are in good repair
  • As a safe and enjoyable environment for tenants;
  • In compliance with all regulatory agency requirements;
